where do you find private lenders and hard money lenders?

Keith just bought a junker. he is either going to get a private or hard money loan and rehab it or wholesale it. whichever comes first.

do any of you know where to find a hard money or private lender?

hard money is harder to get than it use to be, they might ask for 10% of your own money a credit score, etc... Call and talk to mortgage brokers. If you are wholesellling try to do a double closing, so you dont have any holding costs or money needed to do the deal.

i just found a private lender off of the utah REIA site. He said he will loan 70% of the ARV within 3-4 days after they do their own comps.

If the lender has approved keiths contract he might want to start marketing now, he should run the handyman special ad from our books. A hard money lona would work, but they cost a lot, and unless he finds a prequalified buyer it might be hard to sell at the full price. It would probably be easier to wholesale.
